The experience of designing a new home, an addition and or a renovation is a new process for most. Transition Space Design will guide you through the process, and help you create a home that suits you and your needs. It is important to resolve all the design issues before you start construction as it is easier to change ideas on paper that while it is being built.
The six step journey to creating any building is explained below:
Feasibility.
Exploring the possibilities and restrictions for any project is key before setting out on any journey.
This includes establishing the site boundaries, the septic and well locations, and the zoning bylaws for the town as well as the program of requirement.
Schematic Design.
Schematic Design investigating the design alternatives based on the program and the site restrictions before honing in on one design option.
If your project needs bylaw variances or a special permit, it will be submitted for committee approval after this stage.
Design.
During this phase the design is developed and refined with every detail investigated both inside and out.
Materials, finishes and specifications will start to be finalized.
Construction Documents.
This includes the preparation of construction drawings and specification in order that a contractor can price the project. Coordination with a Structural Engineer if required.
Bidding.
Preparing documentation for bidding and bid evaluation is key to having a contract that runs smoothly. It includes selecting the right contractors for you project, comparing bids, and ensuring that the documentation is in place for the work to start.
Construction.
When the dream becomes reality.
This phase includes preparing the final building permit drawings for the contractor to submit to the town, coordinating with the contractor, occasional site visits, and coordinating with payment for the work.
